How Do I Submit My First File?

We have made the submission process as simple as possible for our Realtors. Our number one goal is to take as much of the paperwork and stress of the short sale deal off of you so you can work on what you do best, listing and selling properties. We will work as your "back office" handling all of the phone calls, faxes, follow-ups, etc. Here is a simple step-by-step guide for getting your short sale file into our system.

  1. Downloand and print out our ONE page Short Sale submission form. You can find it on the forms page of our website or simply click here.
  2. Fax the completed submission form to our office at 561-296-4550 along with your listing agreement. (If you already have a fully executed sales contract on the property then send that over at this time as well.)
  3. One of our negotiators will be assigned to the file and contact you immediately to introduce themselves and find out any specific details regarding this client you feel we should know.
  4. We will then take the file from there. We will contact the seller and collect all of the paperwork needed to process the short sale with their lender(s). We will notify all parties that a short sale closing is pending on this file and halt any foreclosure proceedings. We will keep you notified via email and phone every time your file is updated.
  5. You will be assigned a personal username and password to our online update software. By clicking on the webpage link our software assigns to you and entering your username and password, you will be taken to your personal website page which will list all of your files we are currently processing. By clicking on a file you will see an up to the minute status report for that file including what documents have been received, what documents are still outstanding and every note that our processors have entered into the system on that file in REAL TIME! You will also be able to enter in YOUR OWN NOTES for our processors to see and to help keep the information on the file as up to date as possible.

When your approval is received you will be notified so a closing can be setup with the buyers agent and mortgage company (if any).

We customize our service to suit your specific needs and the needs of your client. Some Realtors prefer to deal directly with their clients and ask us to go through them whenever we need a document, signature, etc. Other Realtors prefer to let the client know we will be contacting them directly and let us handle the process on our own and just update them as the file progresses. Our staff is trained to work whichever way you are most comfortable.
